As a former Building Inspector for the Cities of North Branch, Minnesota and Coon Rapids, Minnesota- I understand that following sound building standards can minimize the homeowner's investment needs for years to come. Building codes change over the years as safety and failure data changes. What was once thought to be a good building practice, later shows to be insufficient over time. While a real estate home buyer's or seller's inspection does not search for current code issues, we look to find areas that may need extra attention. You are then ready to "own your home"! With your inspection report in hand, you'll have the directions needed to care for 'your' home.
This is an exciting time in your life as you look to buy or sell your home! As a seller, it is advantageous to provide a home inspection on your MLS listing. This saves you the possible surprises that may occur when the buyer brings in a home inspector prior to closing on a purchase agreement. This will also help to get your listing noticed! It gains buyer trust and confidence. Spending the time to view your home won't reveal any surprises for them.
Buyer's often ask if they can be there for the home inspection. This is always highly encouraged by American Investment Home and Building Inspections! The reports are clear and concise, but answering your questions is a big part of the process. An average inspection is three to four hours long- you are welcome to be at the the inspection for all or only part of the time as is convenient to you!
 There is no pass or fail on a real estate home or building inspection-just information. Every house will have concerns (as I am trained to look for problems), this does not mean that your home is less valuable. It simply prepares you for areas that you may need to invest time or money if you choose.
